Red awning owes me 2,700 most of which is significantly past due
Red awning won’t pay me for guest stays. I have repeatedly requested payment but have no choice now but to send a demand letter and file a small claims suit . All I get from red awning is they are working on it with no reason given.

Extremely disappointing experience – serious payout and communication failures
I strongly caution other property owners to do their due diligence before entrusting RedAwning with their rental income.
Our experience involved repeated and significant delays in receiving payments for completed guest stays. Under our agreement, RedAwning was supposed to remit net rental proceeds generally within 14 days after guest checkout. Instead, we experienced repeated delays, with expected payout dates repeatedly pushed back and little to no meaningful communication.
We ultimately terminated our agreement because of these ongoing issues. Despite the termination, we honored the remaining reservations that the contract required us to keep with RedAwning. Those guests completed their stays, and RedAwning is now holding approximately $5,800 owed to us for four completed reservations that are more than 50 days past the applicable payout timeframe.
What is particularly concerning is the communication. We sent multiple formal escalation notices, provided specific deadlines, and repeatedly requested payment information and a reliable payout schedule. At various points, RedAwning acknowledged that its payout process was experiencing significant delays but could not provide a definitive payment date.
This was not simply a single late payment. It became a recurring pattern involving delayed payments, shifting payout dates, and inadequate communication regarding money that had already been earned through completed reservations.
We have retained extensive documentation of the reservations, payout dates, correspondence, and payment history. We have also filed complaints with the Better Business Bureau, Federal Trade Commission, and California Attorney General's Office regarding our experience.
The most frustrating part is that we repeatedly tried to resolve this directly and professionally before escalating. We were patient, communicated in writing, honored our contractual obligations, and gave RedAwning multiple opportunities to correct the situation.
At the time of this review, we are still owed approximately $5,800 for four completed reservations, more than 50 days after the applicable payout timeframe, and RedAwning has not provided a meaningful response to our recent requests for payment.
Property owners depend on management companies to handle rental income accurately and reliably. In our experience, RedAwning failed to meet that basic expectation.
I would strongly recommend that any property owner considering RedAwning carefully investigate its current payout practices, read the payment and termination provisions of the agreement closely, and understand what recourse is available if payments are delayed.
Our review is based on our own documented experience and communications with RedAwning.

REDAWNING NOT RECOMMENDED
Only rental, new to AirBNB.
Choose Red Awning to showcase our short term rental. Have had 3 guest renters starting August 12-21,Aug 25-27,Sept 3-9. Today I have not been paid. When I inquired ,communications are per email and very slow response with no resolution. Attorney General is my next contact.
Update..9 21 26
Red Awning responded to my post and like all responses I have received there is NO RESOLUTION OR DATE TO SATISFY THE PAYOUT.
Yes patience sure but not when they are taking advantage of me the host.
As they say hindsight is 50 50
Their rating 3.5 and the number one issue is payout to host.

Hosts don’t use this platform
If you are a host I would highly suggest not using this company if you are wanting to make money. They do not pay out when they say they will and you literally will spend most of your time begging them to pay you each and every time a guest checks out. I have been doing this for over two years with Redawning and while I wanted to give them some slack I’m so tired of it. Their communication is poor. They say they manually do each and every payout and in a day and time of automation this is insane. They don’t have enough people to help thus they never respond or takes days or weeks to get back to you. Yeah if you’re counting on that revenue to pay the bills, don’t. I’m going to look for something else and highly suggest if you have a house to rent do not use this company.

they don't pay up
This company uses there terms and benefits when it’s to their advantage and ignores their own terms when they are not in their favor. They also mislead potential customers. Please see detailed list of events in no particular order below
1- While speaking with sales representative Natalie V., I was informed that I would be payed the day of guest check out. After my first check out my revenue manager Emma A. informed me that this is not correct and hosts are payed 5-10 Buisness days after check out. She was kind enough to send me a screenshot of section 3.3 of the terms and conditions which states this timeline and let me know that that is what they stick to. After approximately 15 Buisness days without payment I reached out to their offshore escalation team. They informed me that they do not follow the terms and conditions and normally stick to a 14 to 19 day timeline. This is clearly a violation of their own terms and conditions in addition to misleading potential customers.
2- The offshore guest services department often times does not understand guest or host requests or does not process them in a timely manner. I have provided a detailed account of the current air conditioner situation before going live, which was not properly posted in the details of the listing. This caused the abrasion with one guest. I explained again the current situation and asked them to update the listing, which they only did partially. Another guest reached out to them as the listing was still not clear, and they were unable to go back to our previous conversation to relay the correct information. Other times there was abrasion with guests due to lack of timely response regarding early check-in, and late checkout, either being processed or convey to me.
They call you for everything rendering it useless
3- I ended up speaking with Susan Fobes, Director of Sales, she was kind enough to push through some payments that were past even the 19 day mark. These payments were not only past the sales team advertisement, their terms and conditions and even the extension the resolutions team advised me of. She informed me that they were making significant upgrades to their system to make sure payments are processed on time. Payments continued to be delayed until after approximately 24 days when I would beg Susan to push them through. She eventually reminded me that she is Director of Sales and not my revenue manager and it’s not her job to help me. She referred me back to Emma.
4- More recently Emma, (on recorded phone call) informed me that her prior emails stated the 14th to 19 day timeline and only some of my payments are past 19 days currently. I have documented emails from her showing section 3.3 of their own terms and conditions stating 5 to 10 business day timeline. When I informed her, she said I have to go back through and look at my emails and she could not do that while on the phone with me. She informed me that she will ensure the payments go through within 24 hours and coordinate with the proper teams for some other issues. She agreed to call me by end of the day with updates. There was no more communication that day. The next day, I sent multiple text messages which remain unanswered and tried calling multiple times, which were also not answered.
5- When I was signing up I was told that channel fees (aka AirBNB) fees would be covered by the RedAwning commission. I later found out that my guests were actually paying significantly more than the total displayed on my Red Awning portal. After further investigation, I found out that this was due to channel fees charged by AirBNB. Once again, this was something that the sales team misinformed me about.
All these conversations are either via email or recorded phone calls.

You’ll be sorry
We got good bookings from the company however when it was time to pay, there were always delays and there were no notifications that the payday would change consistently from day-to-day. They won’t get a ringing endorsement from me. There’s no one to speak with they do not return calls and they rarely respond to emails. In my view, there should be a law against what they do.

Poor management
The property we rented was poorly managed or maintained, in terms of safety or functionality. Great location but basically renting out the house until it collapses.... I would recommend that they bulldoze and rebuild...

Use another platform to do business with. They owe well over $8,000.00, and they keep pushing their payments back week after week. They have shone that they cannot be trusted.

I have been a property owner with…
I have been a property owner with RedAwning, and my experience has been extremely disappointing.
The biggest issue has been payouts. There appears to be no consistent or transparent payout schedule, and I have repeatedly had to chase RedAwning for money that was owed to me. One reservation was paid just 3 days after checkout, another 5 days, another 11 days, another 17 days, and one took 33 days after the guest checked out. Even more frustrating, the scheduled payout dates have repeatedly moved further into the future without any explanation.
I've asked multiple times what determines when owners are paid, but I've never received a clear answer. Every other property management company I've worked with has a straightforward payout policy. RedAwning does not seem to have one, or at least they have never been able to explain it.
I also had a guest damage my property. Although the claim was ultimately approved, it took nearly three months, more than 15 emails, and repeated follow-ups before I was finally reimbursed. I constantly had to remind them to process the payment. It felt like nothing moved forward unless I initiated another email.
Communication has been another major issue. Responses are often slow or nonexistent, and I've frequently had to follow up multiple times just to get basic questions answered. At one point I even had to request a copy of my own signed management agreement because the original signing link no longer worked.
Managing a vacation rental requires trust. Owners shouldn't have to wonder when they'll be paid, repeatedly chase down money that's owed to them, or spend months trying to recover approved damage claims.
Based on my experience, I cannot recommend RedAwning to other property owners.

Have Gone Downhill. Avoid and go direct with Airbnb.
Initially, very helpful with onboarding about a year ago. It has gone downhill big-time. Continually having to chase down payments from guests. I am still waiting for payments from guests from a month ago. Escalations to support return no useful information aside from "we are working in it". They expect you to pay for cleaning in advance while you wait a month to receive payment from guests (who paid for cleaning when they made reservations). The cleaners they sent stole a ton of stuff from the house. They say that they are active on several listing services, but most of the reservations come from Airbnb. I have been advising friends to just onboard with Airbnb and skip the extra delay in receiving funds.

Red Awning is the worst host service…
Red Awning is the worst host service ever. For the last several months they have been holding my payouts for more than a month. Currently, going on 6 weeks for one checkout. They say they will "escalate" the issue but then nothing is ever said. Also their AI bot has repeatedly made erroneous statements and ridiculous promises to guests. JUST. DON'T.

Such a disappointment
We have been with Red Awning for over 7 years and was one of the 1st Homes to sign with them in our area… Over the last year payments have gotten slower and slower. They keep changing the rules and never alert you as to when the payouts are going to change… The last payouts have been over 30 days and no one will return our calls or update us on when these are to be expected… I am concerned they are having financial troubles and may take all of our money with them… Be wary about signing with them !

🚨 Warning to Vacation Rental Hosts
🚨 Warning to Vacation Rental Hosts! 🚨
RedAwning owes me $4,254.60 in host commissions… and it’s been over a month. Multiple emails, multiple calls—no payment, no answers, nothing.
If you’re thinking of listing your property with them, think twice. This is the worst experience I’ve ever had with a vacation rental company. Hosts, don’t let this happen to you.

I tried to make a reservation on their online system. it took my money, but did not make the reservation. The company informed me it "should" return the funds to my account in a few days. Meanwhile I don't have access to those funds any longer, and we don't have a reservation, and cant make a new reservation until my money is returned. Why?

Terrible Support for Hosts
As a property owner and short term rental host, my experience with RedAwning has been extremely disappointing. They are collecting rental income from bookings at my property but have failed to pay me what I am owed. I am still waiting on payments from two recent guest stays, one of which checked out nearly 4 weeks ago. This is completely unacceptable. In addition, I have made multiple attempts to get answers and resolve the issue, but responses have been vague, unhelpful, or completely ignored. There has been no clear accounting of funds, no explanation for missing payments, and no timeline provided. For a company entrusted with handling significant rental revenue, this lack of transparency is extremely frustrating, I would strongly warn other property owners to think twice before using RedAwning. Based on my experience, your payments will be significantly delayed and you will struggle to get any meaningful support.

I am a landlord. DO NOT USE
I am a landlord and used them for about 6 months. They dont pay when they say they will and zero confidence they correctly remit local taxes. I had to threaten legal action to get release of a payment for a reservation that was completed for more than 5 weeks. Every question from guest was basically for me to solve. Just save the 10% and do it yourself.

They have the WORST communication
They have the WORST communication. All responses to every review are the same yet no accountability on their end to anything. I fired them after years of dedication to the company for them to just mock me in the end and not take into fact the issues we were having. I cleaned a property for them and it took months to be paid for jobs completed. They do not care about the cleaners, hosts or guests staying in the hosts homes.

Disrespectful before even signing me up!
The rep I booked an appointment with did not keep his appointment with me, and I had canceled a high-paying contracting job to take this call because I wanted to get this set up as soon as possible. I didn't get the courtesy of a call or anything and wasted about an hour waiting for him, trying to reschedule the appointment, and trying to research another company to move forward with. This was a costly mistake for me, so a word to the wise is to steer clear before you end up costing yourself money. When I tried to reschedule the appointment, the guy who answered the phone fumbled that and hung up while I was speaking. I felt if this is how they treat me when they're trying to earn my business (I currently have two rental properties and others coming online soon), then I don't want to stick around to see how they behave with me or my properties when they actually sign me up.
