The technician was very knowldgable and gave good serice and showed me parts of the repair I wasn't aware of.
Their customer support team is one of the worst I have ever experienced. I called back in August to cancel my renewal coming up in October. I then called back in September to ensure it would be canceled since you cannot delete your credit card from their payment portal and it was set on recurring payments. Come October sure enough they charged my card and i have called them 4 times every day for the last week and somehow every single person is so incompetent they can’t simply cancel my contract and refund the October payment. Told me they would give me a call back and after waiting all day they somehow decided to call my wife’s phone at 11pm instead of mine after needing to confirm my call back number 3 times.
Here I am again after waiting for a call back after being on hold for 45 minutes today after being GUARANTEED they would call me back at a reasonable hour today.
At this point they should refund me and then credit back 3 months for the amount of time I have wasted with their horrific “customer support” team. What a joke.
Ahs provide excellent service to us. The technician was efficient and fixed our range at no time. We are very pleased with AHS.
It works I had a great experience both from American home Shield And the company that fixed my heater
I moved into a home in May 2026 that was built in 1997. The inspection showed that a number of items would be needing replacement or repair in the very near future. AHS was supposed to help with any of these items that may need attention. HVAC declined because of age. Water heater declined because it had not leaked yet (not heating and making horrible noises). Water softener not covered. Washing machine was leaking and was getting debris from the drum spread on clothing each cycle. Repaired once, but kept leaking. They came back and ordered more parts, but declined cleaning the drum, so even if they fixed the leak, the washer was still going to be useless. All in all I have spent $300 in co pay visits and got nothing fixed. I have ended up spending around $20,000 on things that they say they cover.
Disappointing Replacement Quality from American Home Shield
I am extremely disappointed with American Home Shield and the quality of the replacement garbage disposal provided under my home warranty. The replacement I received has a plastic body, which I consider a downgrade in quality compared with what I expected.
Even the technician who installed it expressed concerns about the product’s quality and mentioned that this type of unit frequently has leaking issues.
As a paying customer, I expect a replacement that meets reasonable standards for durability and reliability—not a product that leaves me concerned about future leaks and additional problems.
AHS should be more transparent about the products it uses for replacements and give customers better-quality options. I paid for a home warranty expecting peace of mind, but this experience has left me dissatisfied.
I hope AHS takes this feedback seriously and improves the quality of its replacement products.
New to our home and warranty, an electrical problem wasn’t covered after moving in, leaving me with $400 out of pocket. So far, American Home Shield seems better at protecting its money than helping me protect my home.
Last week, two gas regulators failed—one for the furnace and one for the water heater. I didn’t bother submitting a claim. Based on my previous experience, I expected two service-call fees totaling $200, followed by another explanation of why the repairs weren’t covered. I paid $550 out of pocket instead.
To be clear, AHS didn’t deny those regulator repairs—I never filed. But when your experience makes you stop using a warranty you’re paying handsomely for, that says plenty about its value.
Then I was told that having both furnaces tuned up would cost an extra $100. Another charge because they only cover one furnace using their ¨free Fall tune-up¨, instead of SAFETY FIRST, it's MONEY FIRST with AHS! Apparently, the most reliable system in this arrangement is the one collecting the money.
Trying to reach a human is a military operation. When I finally got through, I struggled to understand the representatives’ spoken English, making an already frustrating conversation even harder. I need clear answers about coverage and charges. Getting them shouldn’t require a communications specialist and three rounds of “REPEAT, REPEAT, REPEAT”.
Now we have a roof leak, it's always something. I’ll pay for that myself rather than risk another $100 service fee to find out whether AHS will help. I won’t submit that claim either. My confidence in the coverage is already underwater; our ceiling doesn’t need company.
That’s $950 spent on the electrical problem and gas regulators, with the roof repair still ahead—and the warranty bill keeps coming like clockwork.
I understand exclusions exist. What I don’t understand is paying for protection that has left me expecting another bill whenever something breaks, then struggling to reach someone who can clearly explain what I’m paying for.
We’re seriously considering canceling American Home Shield. My wallet has seen enough combat.

AHS recommended 1 company that wasn't responding for 3 days. I notified AHS about the company & was referred another that was awesome.
